If you’re building a new home, some limits apply to your ability to obtain a tax credit under the American Recovery and Reinvestment Act (ARRA) of 2009.  You can qualify for the tax credit for geothermal heat pumps, photovoltaics, solar water heaters, small wind systems and fuel cells, but not the tax credit for windows, doors, insulation, roofs, HVAC, or non-solar water heaters.       

To better understand what qualifies, here are some definitions:

  • Bio-mass Stoves – stoves fueled with organic materials such as wood pellets, corn, dried cherry pits, soybeans and nutshells
  • Photovoltaics - solar cells that convert sunlight directly into electricity
  • Geothermal Heat Pumps - apparatus that draws natural heat from the ground or from a body of water, and then forces it into a building
  • Small Wind Energy Systems  - electric generators that utilize wind energy to produce clean, emissions-free power for individual homes, farms, and small businesses
  • Fuel Cells – cells that generate electricity and hot water when oxygen reacts chemically with hydrogen that has been extracted from natural gas and other fuels

What do American consumers want?  Almost any marketing study in any industry will tell you ”selection & affordability”.  Oh yeah, quality too.  Can you think of an industry where there is a wider selection than ever before? Where affordability just gets better and better?  Bingo!! Real estate.

This is an opportunity market.  It offers everything consumers want including interest rates that remain near 30-year lows despite recent increases.  It’s a perfect market for investors, first-time home buyers and families considering a move-up.  Yes, move-up.

Remember, everyone’s in the same market.  In the case of a move-up, if you sell your house for 10% less than you may have last year — let’s say $90,000 instead of $100,000 — you’re also purchasing your new home for 10% less — $180,000 instead of $200,000. When the market recovers, and it will, you’ve gained $10,000 in instant equity.  There’s your opportunity.  Not to mention, you’ve given your family the elbow room they’ve been needing.

The biggest equity gains to be made in this market will be made by those who buy now, not by those who are staying in their current home or apartment.  Now, we’re not suggesting you move for the sake of moving.  But if you need to move, don’t be afraid of the current market conditions.  Embrace them.  It’s an opportunity market.

Is it important that you buy at the absolute bottom?  Whether it’s stocks or real estate, the advice from the experts is the same. Trying to time the market is a losing proposition and will likely drive you insane.  It’s near impossible to do so.  But one thing’s for sure.  Sitting on the sidelines gains you nothing.

Think about this.  Whether you paid $170 or $200 a share for Google back in 2004 would seem insignificant to you today since it’s trading at $532.  Of course, if you got hung up on trying to time your purchase just right, you probably woudn’t have bought it at all.  Opportunity lost.
