What do American consumers want?  Almost any marketing study in any industry will tell you ”selection & affordability”.  Oh yeah, quality too.  Can you think of an industry where there is a wider selection than ever before? Where affordability just gets better and better?  Bingo!! Real estate.

This is an opportunity market.  It offers everything consumers want including interest rates that remain near 30-year lows despite recent increases.  It’s a perfect market for investors, first-time home buyers and families considering a move-up.  Yes, move-up.

Remember, everyone’s in the same market.  In the case of a move-up, if you sell your house for 10% less than you may have last year — let’s say $90,000 instead of $100,000 — you’re also purchasing your new home for 10% less — $180,000 instead of $200,000. When the market recovers, and it will, you’ve gained $10,000 in instant equity.  There’s your opportunity.  Not to mention, you’ve given your family the elbow room they’ve been needing.

The biggest equity gains to be made in this market will be made by those who buy now, not by those who are staying in their current home or apartment.  Now, we’re not suggesting you move for the sake of moving.  But if you need to move, don’t be afraid of the current market conditions.  Embrace them.  It’s an opportunity market.

Is it important that you buy at the absolute bottom?  Whether it’s stocks or real estate, the advice from the experts is the same. Trying to time the market is a losing proposition and will likely drive you insane.  It’s near impossible to do so.  But one thing’s for sure.  Sitting on the sidelines gains you nothing.

By the way, national indicators are suggesting we’re nearing the bottom and may have actually begun the real estate recovery.  Check out this article from Fortune posted on CNNMoney.com  Fortune article  We’ll share the new local data soon.  But regardless of where the Dayton market is with respect to the anticipated turn-around, it remains a tremendous opportunity market.

Think about this.  Whether you paid $170 or $200 a share for Google back in 2004 would seem insignificant to you today since it’s trading at $532.  Of course, if you got hung up on trying to time your purchase just right, you probably woudn’t have bought it at all.  Opportunity lost.

Let us know if we can help you take advantage of this opportunity market.

The National Association of REALTORS released sales data for February 2008 today and the report is the first encouraging bit of news in a number of months.  Even the national broadcast networks couldn’t help but report this information as a positive.

Remember - in case you haven’t read our most recent posts - your local market conditions will vary but the Midwest was reported up 2.5%. The Dayton area statistics should be available soon and if the activity at Keller Williams Advantage Real Estate and Wagner Realty Group is any indication, our local numbers should reflect the shift.

For the full report from NAR, click on this link to the report on Realtor.org

Stealing a great analogy from Gary Keller, Founder and Chairman of the Board of Keller Williams Realty International - and we’re paraphrasing here…

When you talk about the weather, you can’t say it will be Sunny and 75 today in the U.S.  Equally, you can’t say home prices are down 20% in the U.S. Each individual market performs differently just as the weather is different in every area of the country.

The national press loves to paint with the broadest brush possible. It’s easier - especially when the story is negative, which is almost always. It sells papers and boosts ratings, right? If you’re looking for answers about the Dayton real estate market - which, by the way, isn’t anything like Tampa, Florida - speak to a local REALTOR who has the facts important to you.

For more on the discussion regarding national versus local reporting, check out this article from Inmans news. When media coverage, industry interests clash
